TENANT INFORMATION


REGISTERING YOUR REQUIREMENTS


Once you have registered with us we will take your details and note your requirements.  We will match your requirements with our property portfolio and notify you when a suitable property becomes available.  We will then arrange for a mutually convenient appointment to accompanying you to the property with a member of our team.


APPLICATION PROCESS


Once a property has been found and the landlord has agreed to the term you will be required to complete an application form.  All applicants over the age of eighteen are required to complete an application form and advise of any children who will be residing with you.  You are required to put down a holding fee of one weeks rent which is deducted from your first months rent unless you decide not to proceed with the tenancy.  The referencing company will contact you by email to carry out a credit reference, landlord and employer reference they will also carry out a right to rent check if required.


COMMENCEMENT OF TENANCY


Once we have received satisfactory references will will draw up an Assured Shorthand Tenancy Agreement and will arrange for you to come to our office to sign.  You will need to bring with you a utility bill from your current property and proof of identity either a driving licence or passport.  Prior to signing you will need to transfer the first months rent and deposit equivalent to five weeks rent.  The holding fee will be deducted.


DEPOSIT


A deposit of five weeks rent is required and will be held by the DPS who will confirm receipt and they will be responsible for returning to you at the end of the tenancy less any dilapidations.  In the event of any unresolved disputes it can be referred to the scheme for an independent third party adduction.


INSURANCE


It is the tenants responsibility for insuring all of their contents and possessions.


TENANTS FEES


The rent


A security deposit with a maximum of 5 weeks rent, or 6 weeks on a property with rent over £50,000 per year


A holding deposit of no more than one weeks rent


Default fee for late payment of rent (after 14 days)


Reasonable charges for lost keys or security fobs


Payments associated with contract variation, at £50 or reasonable costs incurred if higher, when requested by the tenant


Payments associated with early termination of the tenancy, when requested by the tenant; and


Payments in respect of bills, utilities, communication services, tv licence, council tax and any other energy efficiency charges
