Selling and buying your home

THE BUYING PROCESS


Buying your home can be a daunting experience even if you have purchased before you may find the following information useful:-


Viewing


Buyers can research properties through our website including tax bands, energy efficiency levels and local information.  Once you have drawn up a short list we recommend that you drive by in order to assess which properties you would like to move.


Stamp duty


You must pay Stamp Duty Land Tax (SDLT) if you buy a property or land over a certain price in England and Northern Ireland. 


You pay the tax when you:

  • buy a freehold property
  • buy a new or existing leasehold

buy a property through a shared ownership scheme

  • are transferred land or property in exchange for payment, for example you take on a mortgage or buy a share in a house

Thresholds


The threshold is where SDLT starts to apply. If you buy a property for less than the threshold, there’s no SDLT to pay.

SDLT starts to apply when you buy property that costs:

  • £125,000 for residential properties
  • £300,000 for first-time buyers buying a residential property worth £500,000 or less
  • £150,000 for non-residential land and properties


Freehold


A free hold property owns the land on which the property was built therefore there should be no ground rent to pay but you should always check with your legal representative prior to purchase


Leasehold


A leasehold property will normally have a ground rent/service charge to pay on an annual or monthly basis.  The length of a lease can vary but can be up to 999 years.


Viewing


One you have chosen a property to view simply contact us and we will arrange this for you.  We are flexible and will fit in with your and the vendors requirements.


Making an offer


Once you have made a decision just call our office to register the offer. We will liaise with the vendor and once the offer is accepted we will draw up the paperwork for both you and the vendor and liaise with both parties legal representatives


Survey/mortgage offer


Most surveys will be arranged by your mortgage company we will liaise with all parties to assist with this.  Once the survey has been undertaken and all is satisfactory you will receive your mortgage offer.  It is important to read this carefully to assess whether any conditions are attached to the mortgage offer.


Exchange of contracts


At exchange of contracts you will become legally bound to purchase the property and a completion date will be confirmed by your solicitor.


Completion


Completion will take place once your funds have cleared with the vendors solicitor.  his can happen any time between 10 am and 4 pm on your moving date.
