Take photographs and erect to let board
Take an initial holding fee from tenant (no-refundable should the tenant withdraw)
Conduct full referencing checks including credit, employer and previous landlord if applicable
Produce Tenancy Agreement
Arrange for an independent inventory to be produced and for the tenant to be checked in to the property
Collection of monthly rents and payment to landlord
Prepare monthly statements detailing income and expenditure
Manage all day to day contact with the tenant and all routine matters arising during the tenancy
Carry out regular property inspections to ensure that the property remains in good condition
Arrange for repairs if required
Serve notice of possession if required
At the end of the tenancy check the Inventory and Schedule of Condition report on work required and identify any deductions that may be claimed from the security deposit
